That unique high rev engine pitch. "Oh, shit. I'm dead! I lost this one", I thought as I glanced at my little beat up Honda Civic (stick shift) parked at the curb.
A mean sexy yellow Lamborghini Gallardo pulled in front of the house. The driver door slowly lifted as the seller and I just stared quietly.

A young man dressed in a thousand-dollar suit (mine from JC Penney), with a movie star hair cut and a movie star smile casually walked towards the seller and stretched out his hand - completely ignoring me. He smiled, introduced himself to the seller and handed him a large glossy marketing pack while delivering a well-rehearsed Mike Ferry expired script.
The million dollar agent was Lorenzo, a heavy hitter from a Century 21 office who was sweeping expireds in the area for a while now.
Dazzling. Smooth. Sharp salesman.
They had a brief conversation, and then the high-pitch of the 562 horsepower engine tripped the alarm of my car as he took off.
For a second I was just standing there, like a teenage boy who got stood up on prom night.
Defeated. Embarrassed. Loser.
"So you wanna come in?" I heard the seller say when my alarm finally stopped.
"Ahh, uhmm... excuse me?" I asked with a puzzled look, still not fully there.The man just smiled and let me in. We talked for a few minutes.
I listed his home the next day.

Where will the workshop be held?
The Confident Communication will be at the Hyatt Regency in Crystal City, about 5 miles from the White House. You will get a special discount rate for your room right after you register for the class. PLEASE NOTE: Book your room ASAP. Due to the upcoming elections all DC hotels will be sold out.
Do I need the Core Influence and the Presentation PLUS programs?
You don’t need the Core Influence or the Listing Presentation Plus to attend the class. We will however use some of the materials and resources from them, so consider getting them at a BIG discount during the early bird special.
When does the class start and end?
Registration opens at 8 AM. The class starts at 9 AM and ends at 5 PM on both days. Yes, it will be intense, but we will have frequent breaks throughout the day.
Can I just buy a video recording of the event?
No. There will be no recording for sale. This is an active workshop. There are certain communication techniques you will ONLY learn in-person. And you already know that your business DEPENDS on confident communication.
Can I bring a friend?
Absolutely! Invite a colleague or two or twelve to register for the event with you. Let’s create a better real estate experience for all. Remember, this workshop is limited to 50 attendees. It’s held only once a year and every year it’s SOLD OUT.
What should I bring?
